Value comes from the Board of Tax Assessors
The Georgia Department of Revenue states that property is assessed at the county level by the Board of Tax Assessors, and that property is assessed at 40% of fair market value unless the law specifies otherwise. The State Revenue Commissioner examines county digests for uniformity; the state does not value individual homes. An assessment notice is a tax figure, not an appraisal or an offer.
The tax commissioner bills — and January 1 matters
The county tax commissioner collects property taxes for the county, school, and state. The Department of Revenue also notes that whoever owned the property on January 1 is responsible for that year's tax, even if the property is sold on January 2. Ask how the purchase agreement divides the current year's tax, and get the account status from the tax commissioner rather than from an old bill.
Deeds, liens, and the transfer tax
Deeds, liens, and plats are recorded by the Clerk of Superior Court in the county where the land lies, and Georgia's clerks and their cooperative authority, GSCCCA, maintain a statewide real property records system. Before a deed can be recorded, the Department of Revenue explains, the real estate transfer tax must be paid; the PT-61 transfer tax declaration is filed online through GSCCCA.
Exemptions and the Georgia seller file
Georgia.gov explains that most homestead exemptions renew automatically only while the owner continues to occupy the home under the same ownership, so an exemption is not something a sale hands to the next owner. For the file, gather the deed and parcel number, the current tax statement from the commissioner, the security deed and a payoff request, recorded liens, permits, association documents, and leases. Then compare listing, as-is, sale-by-owner, and direct-buyer paths. This guide does not claim Prominent buys throughout Georgia; fit is confirmed by address.
